How are Off The Plan contracts detected?
Curia automatically identifies Off The Plan contracts based on the contract particulars. The Title registration field shows whether the contract is for a registered or unregistered property.

Understanding Proposed and Parent titles
Off The Plan contracts use a different title structure than registered contracts. Instead of a single title list, unregistered contracts display two separate sections:
- Proposed Lot: The lot being purchased that is not yet registered. Displayed as "Proposed Lot 1", "Proposed Lot 2", etc.
- Parent Titles: The existing registered lots from which proposed lots will be subdivided.
Lot identifiers
Each proposed title includes a Proposed lot field that identifies the specific lot being purchased and a Parent Lot/Section/Plan field that identifies the parent titles to be subdivided.
- This field is automatically extracted from the contract where possible
- Users can manually edit values if needed
Disclosure statement and Schedule of finishes
Off The Plan contracts typically include a Disclosure statement and Schedule of finishes.
- Both documents appear on the General tab.
- The system detects whether these documents are present in the contract.
- Information is included in the generated reports.
Proposed lot area variation
If enabled for your account, the Proposed lot area variation field appears on the Special Conditions tab for unregistered contracts.
- This field captures the maximum allowed reduction in lot area as a percentage
- Common in Off The Plan contracts where final lot sizes may vary slightly from proposed plans
Draft dealings in Off The Plan contracts
Off The Plan contracts contain draft dealings extracted from Section 88B instruments, rather than registered dealings from title searches.
Special conditions for Off The Plan contracts
Off The Plan contracts often include many specific special conditions which may not be covered by default in Curia:
